A local estate agent was asked to value a property as the owner wished to sell it, as he was moving out of the area. Although some refurbishments had been done recently, the agent suggested that the client contact us for a price to dress it for sale to see if we could increase the potential profit margin.
In order to ‘sell the lifestyle’ to potential buyers, a small amount of decorative work was agreed in some key areas. Where furniture was not available, or suitable, rented furniture and accessories were supplied in addition to new window treatments and a few changes in lighting. The property was then re-valued at approx £100k more than the original figures suggested. Note - This figure was helped at the time by a similar property, which was available on the same road with this estate agent.
The property had two interested parties and it sold well in excess of the mortgage company’s valuation, making a profit for the client of just under £100k in excess of the original valuation. For a minimal investment in the refurbishment and furniture rental this was a very satisfactory result for all involved.
